what’s the difference between duplex and dual occupancy?

Dual occupancies can be attached or detached – however, the block they’re built on is always considered one piece of land and can not be subdivided.

Compared to a duplex, this could limit your profits when selling, however there will typically be lower council fees.

Duplexes

Duplexes will often look the same as a dual occupancy home yet the two households are considered separate dwellings and therefore have separate titles.

As Duplexes can be subdivided, they can offer more flexibility and a potentially higher profit when selling.
