Building Process

Stage 1

Home Selection & Tender Request

Start by selecting a design and façade that suits your site, lifestyle and budget.

Bring us your ideas, inspiration and requirements whether it’s sketches, reference images or early plans.

We will guide you through the entire design process, working alongside you to refine your concept into a well-considered, buildable outcome that aligns with your site, budget and long-term goals.

Once confirmed, we arrange a site inspection and begin gathering preliminary planning documents and relevant property information following receipt of your Tender Request fee.

Stage 2

Fixed Price Tender

We prepare a detailed tender based on the information collected.

This is presented and clearly explained to you by our team.

Upon acceptance and payment of the Tender Acceptance fee, we proceed with preparing your presentation plans.

Stage 3

Plan Preparation & External Selections

Your full set of plans is developed.

You will attend our showroom to pick external selections.

At the meeting, we walk you through your plans in detail.

Once signed off and the Submission fee is paid, structural changes are no longer permitted.

All plans are formally signed off as part of our quality control process.

Stage 4

Finalising Submission Plans

Our drafting team completes the final submission plans, incorporating all agreed adjustments and external selections.

At this stage, BASIX and NATHERS assessments are completed by our consultants.

Stage 5

Internal Selections

You will attend selection appointments with our suppliers for tiles, pc items and cabinetry.

Following this, you’ll meet with our Colour Consultant to finalise all internal finishes including kitchen materials, paint colours and bathroom fixtures.

Any selections outside your tender allowance will be clearly itemised as variations.

Final colour documentation is then signed off.

Stage 6

Approvals

Approval timeframes vary depending on council, certifier and developer requirements.

We prepare documentation to meet all relevant guidelines, however all plans remain subject to approval.

Once approvals are in place, required reports are finalised and a Construction Certificate is obtained where applicable.

Stage 7

Building Contract

With selections finalised and approvals underway, we prepare your building contract.

The HIA contract is issued for signing, after which you will provide it to your lender along with proof of construction funding.

Final construction plans are completed and signed off as part of our internal checks.

Stage 8

Site Commencement

All final construction plans are confirmed and signed.

Materials are ordered and reviewed by management to ensure accuracy prior to commencement.

This stage confirms all selections and changes are locked in before construction begins.

A site supervisor is assigned, and the construction schedule is set through to the first walkthrough.
